Casa di Led and Casa Olivi

One Property. Two villas and an Olive Grove

The property offers the rare opportunity to reserve both historic villas together — creating a private retreat for families, friends or intimate celebrations in the heart of Umbria.

About the Property

The Lederle family has a flair for creating exceptional villas, and Casa di Led and Casa Olivi in Umbria is designed for those seeking an authentic Italian experience.

Inspired by travels through India, Morocco and the African bushveld, Sue Lederle brings warmth, colour and relaxed elegance into a restored 17th-century setting. Casa di Led and neighbouring Casa Olivi together form a private hilltop retreat where heritage architecture meets comfortable, considered living.

Set high above the olive groves of Campello sul Clitunno, just two hours from Rome and minutes from Spoleto, the property looks out across the Clitunno Valley towards the ancient castle and convent below — an Umbrian landscape reminiscent of Tuscany, only quieter and unmistakably Italian.

The Best of Both

A hilltop property in the heart of Umbria

Just two hours from Rome and moments from Spoleto, the Casa di Led and Casa Olivi rises above the Clitunno Valley, surrounded by ancient olive groves.

Two independent villas share one extraordinary hilltop position, with protected views stretching toward the medieval Campello Alto Castle below.

Life on the Hill

From the moment you arrive, the rhythm slows. Across both villas, every space has been designed for comfort and connection — long alfresco lunches under the pergola, evenings around the barbecue terrace, lazy afternoons by the pool and unhurried mornings with valley views.

The property lends itself naturally to shared living. Families and friends can gather together, yet retreat into private corners when desired. Days unfold in true Umbrian style — olive oil tastings, riposo after long lunches, walks through the groves and the quiet pleasure of simply being above it all.

What a piece of heaven. On top of the world .The views are simply amzing. Lovely walks up or down the hills The house is delightful .It has everything anyone would ever need. The quietness is on a different level. Sundowners just looking over the valley is beyond wonderful. Wandering around the local towns is a great adventure with the added bonus of endless good restaurants. The locals are charming and very friendly and helpful. My batteries are recharged !

WOW! We spent a heavenly week here in the summer and everything was just perfect. We were two families with 5 children yet there was plenty of space for us all. Highlight has to be the stunning views - the villa is built into the cliffside and there are numerous terraces (all with comfy seating) where you can enjoy the view (and get some privacy if needed!). The pool, although small, is fantatstic as there is another dining area and a fridge/sink for all those alfresco drinks. The interior design inside is a delight and all the beds super comfortable. Just be aware that the 5th bedroom is below the property and you cannot access it internally from the main house. Would highly recommend - loads to do in the local area too and every hilltop village/town is beautiful! A week was not long enough!

Wow, those views live up to expectations and then some more. Absolutely stunning! Hands downs, The best villa we have stayed at on our travels and planning to come back again next year! The rustic feels of the original building along with the tasteful interior design touches making this special location become epic. You could either happily relax and stay at the villa all day or have the option for an adventure. There were lots of activities in the area such as wine tasting, truffle hunting, horse riding and exploring nearby towns. We had complete privacy in the villa and by the pool and the facilities were well maintained. Communication was great throughout and Bianca was at hand if we needed any assistance or tips on places to visit. Holidays will never be the same after staying at the villa since they will never match up! Would be back again in a heart beat.

JessicaJust WOW!

This is by far the best place we have ever stayed using AirBnB (and possibly tops the lists of places we have stayed around the world). Having arrived in Spoleto to stay at another villa which was truly awful we were desperate to move ASAP and were hugely fortunate to find Sue’s place which had had a last minute cancellation. The house is utterly stunning: location (views to die for), interior (in every respect), pool and the numerous outdoor places to sit, eat, cook and relax. The house is fully equipped with everything you could possibly need and is perfectly located being only 11kms outside Spoleto and a stone’s throw from beautiful Umbrian towns such as Trevi, Montefalco and Spello. We were all extremely sad to leave and are keeping everything crossed that we can book again for next summer. Massive thank you to the wonderful Bianca who manages the property for Sue. She was immensely charming and helpful in every way. Our week at Casa di Led has been magical and we leave fully relaxed and recharged. Thank you Sue.

AllisonBest Airbnb Experience ever!

We had the most wonderful time staying at Sues home in Umbria. Everything about the home, decor, furnishings etc was truly perfect. We are a family of 4 adults and 1 child. The home itself is located high up, which allowed for the most amazing views day and night! Lots of various outdoor seating areas around the property to wine, dine and leisurely lay about. All beautifully decorated I might add! The home is quite large, with plenty of space to spare for us. Every bedroom and bathroom was done to the highest standard without losing a bit of the Italian charm. Pool was fantastic with its own separate table / chairs, grill , fridge, lounge chairs and large soft beach towels. We especially loved the large patio next the the kitchen with table that seats 10! We ate dinner outside with our incredible view almost every evening. And across from it....another seating area with outdoor sofa , chairs and outdoor fireplace. There's even a outdoor pizza oven. Not attached to the home is a studio style bedroom /bathroom with A/C. This was very welcomed as we experienced an unexpected 40 C + temps. If in Umbria again I would definitely stay here! Sue was very helpful and kind in our communications. Thank you Sue! And a big thank you to Bianca who was so helpful, and such a lovely person to take care of our needs & questions from the moment we arrived to our departure! Ciao!
